How Long Does Exterior Paint Last in Florida?
Florida is the hardest test exterior paint faces anywhere in the country. Relentless sun, humidity that never really leaves, salt air near the coast, afternoon downpours all summer, and the occasional hurricane. So how long should a paint job actually last here?
The honest answer: 7 to 10 years
A properly done exterior repaint in Florida — real prep, quality paint, applied right — should give you 7 to 10 years. That's the honest range for the Tampa Bay area — and the one any straight-talking exterior painter near me should give you.
If a painter promises you 15 or 20 years out of a standard repaint, they're selling. Paint chemistry and Florida UV just don't allow it. And if your last paint job failed in 3 or 4 years, something went wrong — usually the prep, the product, or both.
Our homeowner work carries a 2-year workmanship warranty, and we paint with Sherwin-Williams SuperPaint Satin as our standard go-to exterior product — a paint actually rated for this climate.
One honest note on product, because it's the biggest lever on lifespan you control: SuperPaint Satin is our standard, but the paint we always prefer is Sherwin-Williams Duration Exterior (and Emerald, where it fits). The quality is way better — it goes on thicker, resists fading and mildew better, and simply lasts longer on the wall. It comes with a bigger price tag, and we won't hide that. We recommend it anyway because it's a great long-run investment: raw material costs keep rising every year, so repainting later will cost more than upgrading the paint now. If stretching this paint job to the long end of that 7-to-10-year range matters to you, the better product is the cheapest way to buy those extra years.
What shortens a paint job's life
Skipped or rushed prep. This is the number one killer. Painting over chalking, dirt, mildew, or loose old paint means the new paint bonds to a failing surface instead of the wall. It doesn't matter what goes on top — it's coming off early. Most premature failures we see around Hudson and Spring Hill trace straight back to somebody painting over a wall that wasn't washed and prepped.
Chalking. Florida sun breaks down old paint into a powdery film called chalk. Run your hand down your exterior wall — if it comes away white and dusty, that's chalk. New paint won't stick to it properly unless it's washed off and sealed first.
Moisture. Failed caulk joints, hairline stucco cracks, and sprinklers soaking the same wall every day all let water behind the paint film. Paint blisters, bubbles, and peels from the inside out. On stucco homes — which is most of Pasco and Hernando county — sealing cracks and joints before painting isn't optional.
Dark colors and brutal sun exposure. Dark colors absorb more heat and UV, so they fade faster and stress the paint film harder. Your south and west walls will always age faster than the shaded north side. A dark color change on a sunny wall is the shortest-lived combination there is — worth knowing before you pick the color, not after.
Cheap paint. Bargain paint has less of what actually protects the wall. In Florida sun, the difference between a bargain product and a quality exterior paint is measured in years, not months.
Signs it's time to repaint
- Fading — the color looks washed out compared to a shaded spot or the original paint chip
- Chalking — powder comes off on your hand
- Cracking or peeling — especially along stucco cracks, joints, and trim
- Bubbling or blistering — moisture is getting behind the film
- Caulk failure — gaps opening around windows, doors, and joints
- Mildew or algae — green or black staining that keeps coming back after washing
Any one of these means the clock is running. Peeling and moisture signs mean it's already overdue — bare stucco and wood don't protect themselves, and repair costs grow the longer water gets in.
What a proper repaint actually includes
When we repaint an exterior, the paint itself is almost the last step:
- 1. Wash — the whole exterior is cleaned so paint bonds to the wall, not to dirt and chalk
- 2. Scrape and sand — anything loose comes off; failing areas are taken back to a sound surface
- 3. Repair and seal — stucco cracks are addressed and joints are re-caulked so water stays out
- 4. Prime where it's needed — bare and problem areas get primed so the finish goes on even and stays on
- 5. Paint to full, even coverage — the job isn't done until the color is uniform and the surface is fully protected, checked in daylight, not just when the crew's tired
House painting in Tampa Bay lives or dies on that sequence. It's why one quote is $4,556 and another is $10,763 for what sounds like the same job — and why the cheaper one sometimes costs double when it has to be redone in year four. Frequently asked questions
Can I stretch a paint job past 10 years?
Sometimes, on shaded homes with quality paint and good maintenance — annual washing and touching up caulk goes a long way. But once the film starts failing, waiting only adds repair cost. Past 10 years, get it looked at.
Does pressure washing really help paint last?
Yes — a gentle wash once a year removes the mildew, dirt, and early chalk that break paint down. It's the cheapest life-extender there is for Florida exteriors.
My paint is only 4 years old and already peeling. What happened?
Almost always prep or moisture: painted over chalk or dirt, painted over a damp wall, or a bargain product. The fix isn't another coat over the top — the failing areas have to come off and the wall has to be prepped correctly this time. We'll tell you honestly at a free estimate whether you need a full repaint or a targeted repair. Any good painter near me would do the same.
